U.P. RERA Sets Up Permanent Division Bench for Special Complaints: A Landmark Decision for Expedited Justice

Crackdown on Unregistered Real Estate Agents: U.P. RERA Mandates Compliance

Introduction of the Permanent Division Bench

In a significant move towards enhancing the efficiency and fairness of real estate dispute resolutions, the Uttar Pradesh Real Estate Regulatory Authority (U.P. RERA) has established a Permanent Division Bench at its Lucknow headquarters. This new structure is set to handle complaints of a special nature for the entire state, ensuring a more streamlined and effective approach to addressing real estate issues.

New Division Bench to Handle Specialized Complaints

The newly constituted Division Bench, chaired by Sanjay Bhoosreddy, Chairman of U.P. RERA, will focus on complaints where ten or more allottees of a particular project, as well as associations like the AoA (Association of Allottees) and RWA (Resident Welfare Association), are involved. This includes cases where promoters file cross-complaints against allottees. The establishment of this bench aims to manage the complexities and unique nature of these disputes more effectively.

Objective and Expected Impact

The formation of this Division Bench reflects U.P. RERA’s commitment to providing timely and consistent resolutions. By centralizing the handling of these specialized complaints, U.P. RERA anticipates quicker decision-making and greater uniformity in adjudications. This approach is designed to cater to the distinctive nature of complaints from allottees and promoters, which often differ from other real estate issues.

Chairman’s Statement on the New Arrangement

Sanjay Bhoosreddy, Chairman of U.P. RERA, highlighted that the new Division Bench at the Lucknow Headquarters is a strategic step towards safeguarding the interests of all stakeholders involved. He emphasized that this arrangement will promote equity and uniformity in decisions, ensuring the swift and smooth enforcement of orders. Bhoosreddy reaffirmed U.P. RERA’s dedication to delivering comprehensive and prompt justice to consumers in the real estate sector.
