Record-Breaking Year for Indian Real Estate: IPOs Soar to New Heights in 2024

The Indian real estate market has set a new record this year, with Initial Public Offerings (IPOs) reaching unprecedented levels. As of October 20, 2024, the year has proven to be historic for the real estate sector, surpassing the total number of IPOs from the previous year.

A Surge in IPO Activity

In a remarkable achievement, 123 IPOs have already hit the market this year, compared to 120 IPOs for the entire previous year. According to a report from Colliers, seven real estate IPOs have collectively raised approximately ₹135 billion, a figure that is nearly double the amount raised last year when five real estate IPOs garnered ₹69 billion.

This substantial influx of capital marks 2024 as the most successful year for real estate companies through IPOs to date.

Trends in the Real Estate IPO Landscape

Since 2010, a total of 47 IPOs have been launched in the real estate sector. Notably, more than 20 IPOs from 2021 to 2024 have raised over ₹300 billion, highlighting a significant upward trend in the market.

A closer look at the distribution of funds raised reveals that Housing Finance Companies (HFCs) and Real Estate Investment Trusts (REITs) have dominated the IPO landscape. Between 2021 and 2024, HFCs accounted for 46% of the total funding, while REITs contributed 22%. Real estate developers made up 17% of the total, and hospitality companies accounted for 13%.

Developer Focus on Residential Properties

Developers concentrating on residential properties have emerged as the frontrunners in raising funds through IPOs. Between 2021 and 2024, these developers raised nearly ₹56 billion through IPOs, which is more than ten times the ₹5 billion raised from 2017 to 2020. In comparison, developers raised ₹40 billion through IPOs in the previous six years, from 2010 to 2016.

This trend clearly indicates that the increasing demand in the housing, commercial, and retail segments has enabled real estate developers, HFCs, and REITs to successfully secure funding through IPOs.

Diversification and New Categories

In 2024, the real estate IPO market has diversified into several new categories, including Flex Space Operators and Small and Medium Real Estate Investment Trusts. The introduction of these new segments has expanded the scope of real estate IPOs significantly.

Additionally, the BSE Realty Index has recorded a remarkable 30% growth this year, providing investors with better returns compared to the Sensex. Impressively, around 90% of the real estate IPOs launched in 2024 have been oversubscribed, signaling a positive outlook for the market.

Drivers of Market Growth

The primary drivers behind this surge in IPO activity are the strengthening of India’s economic landscape, increased participation from retail and institutional investors, and the liquidity present in the market. These factors indicate a growing interest from investors, showcasing their confidence in the real estate sector.
