New Noida: A Bold Step Towards Urban Expansion in NCR
UP Government’s ambitious plan promises industrial zones, residential spaces, and massive employment opportunities in a new city near Noida.
The dream of owning a home in the National Capital Region (NCR) remains elusive for the common man. With limited land available for individual housing, the region is dominated by townships and societies, making homeownership challenging for many. Against this backdrop, the Uttar Pradesh Government has taken a significant step by announcing the development of a new city near Noida, aptly named “New Noida.”
Land Acquisition Underway
The groundwork for New Noida has begun, with the state government initiating a land acquisition survey. The city will span areas from Bulandshahr district and neighboring villages, incorporating several locations into its boundaries. Recently, Noida Authority CEO Lokesh M. conducted a survey in Sikandrabad, Bulandshahr, and announced plans to set up a temporary office in Jokhabad village. This office will oversee all land acquisition-related activities for the new city.
A City in Four Phases
The development of New Noida is planned in four phases, with the first phase set to begin this year. Initially, the focus will be on creating an industrial zone. As the city progresses, subsequent phases will include the construction of educational institutions, residential areas, commercial hubs, hospitals, markets, and other essential facilities.
Residential Areas with High-Rise Living
New Noida will feature a mix of residential options, including traditional colonies and modern high-rise buildings. Residential development will commence during the second phase, with approximately 17.5% of the total area allocated for this purpose. The city is expected to offer a combination of societies, colonies, and high-rise structures, catering to diverse housing needs.
A Hub of Employment Opportunities
New Noida aims to be a hub for employment, with around 25% of the city designated for industrial units. Another 4.8% of the area will be reserved for commercial activities, including business hubs, shopping complexes, and other commercial establishments. This focus on industrial and commercial development is expected to generate significant job opportunities for the region.
Strategic Connectivity to Industrial Corridors
One of New Noida’s standout features is its strategic connectivity. It will be integrated with the Delhi-Mumbai Industrial Corridor (DMIC), providing a robust framework for industrial growth. Additionally, the city will be a part of the Dadri-Noida-Ghaziabad Investment Region (DNGIR), encompassing about 20 villages from Gautam Buddha Nagar and 60 villages from Bulandshahr district. Its direct links to multiple highways will ensure seamless connectivity to other parts of the country.
A Vision for the Future
New Noida is more than just an expansion of urban spaces; it represents a vision for balanced development, combining industrial growth with residential and commercial infrastructure. With promises of employment, modern living, and state-of-the-art facilities, this ambitious project has the potential to transform the real estate landscape of NCR and set a new benchmark for urban development in India.
For prospective homeowners and investors, New Noida could be the next big opportunity in the making.
