Deloitte Leases 80,849 Sq Ft Office Space in Mumbai’s Oberoi Commerz III

Deloitte Shared Services India LLP Secures Prime Mumbai Location

Deloitte Shared Services India LLP has leased 80,849 square feet of prime office space in Mumbai’s Oberoi Commerz III building. The lease agreement, shared by Propstack, reveals that Deloitte will be paying a monthly rent of ₹2.09 crore. The office space spans across two floors and has been secured for a five-year period.

Terms of the Lease Agreement

As per the lease agreement, the rent will see a 15% escalation after 36 months. The starting rent is set at ₹258 per square foot per month. Additionally, Deloitte has made a security deposit of ₹18.8 crore, equivalent to nine months’ rent. The lease will commence on November 1, 2024.

Emails have been sent to both Deloitte India and Oberoi Realty for comment. Any updates will be provided when responses are received.

Other Recent Deloitte Leases

Earlier this year, Deloitte Consulting India also leased 1.56 lakh square feet of office space in Pune’s International Tech Park, located in Kharadi. This lease was signed for a 10-year period.

IDFC First Bank Leases Four Floors in Oberoi Garden City

IDFC First Bank has leased four floors spanning 1.64 lakh square feet in Oberoi Garden City, situated in Mumbai’s Goregaon East suburb. Documents accessed via the real estate portal FloorTap.com show that the deal includes parking space for 165 cars in Commerze III.

Lease Agreement Details

The monthly starting rent is ₹3.85 crore, working out to ₹233 per square foot. The lease is for a five-year term and will commence on January 15, 2025. The rent will also see a 15% escalation after 36 months.

Nielsen Media Leases Space in Oberoi Gardens

Nielsen Media Signs 10-Year Lease in Commerze III

In July, Nielsen Media and its subsidiary, Whats On India Media Pvt Ltd, signed a lease for 1.52 lakh square feet of office space in Commerze III, part of the International Business Park at Oberoi Gardens in Mumbai. This space is part of a project by Oberoi Realty.

Nielsen Media Lease Agreement

The lease includes a 39,852 square foot area located on the 35th floor of the building. The starting monthly rent is over ₹1 crore, with a rate of ₹252 per square foot. Nielsen also paid a security deposit of over ₹8 crore as per the Leave and License agreement.

In another notable deal, co-working firm WeWork India recently renewed its lease for 1.4 lakh square feet of office space in the neighboring Nesco IT Park. The monthly rent for this space is ₹2.25 crore, with an additional stamp duty of ₹37.93 lakh.

With global giants like Deloitte, IDFC First Bank, and Nielsen Media securing key properties, Oberoi Realty’s developments continue to play a central role in Mumbai’s commercial real estate market.
