Breakthrough for Homebuyers: Greater Noida Authority Approves Registry of 800 Apartments After 27-Year Delay

A Long-Awaited Resolution for Senior Citizens
In a significant development for homebuyers, the Greater Noida Authority has finally granted permission for the registry of approximately 800 apartments, ending a 27-year legal stalemate. This decision comes as part of a broader initiative to streamline ownership processes and protect the rights of residents, particularly those in the Senior Citizen Home Complex.
Legal Hurdles Resolved
Officials reported on Sunday that the delay in issuing completion certificates for the Senior Citizen Home Complex Welfare Society stemmed from longstanding legal disputes among its members. However, under the directive of Uttar Pradesh Chief Minister Yogi Adityanath, the authority has successfully navigated these challenges. “The issuance of a completion certificate is crucial for executing property registries, Greater Noida Authority officials said. “Homebuyers can now officially register their apartments and secure ownership titles.”
Initial Registries Underway
As of now, the authority has successfully executed the registry for 188 apartments, with plans to continue the process for remaining units as all necessary no objection certificates (NOCs) have been obtained. “This policy brings much-needed relief to homeowners, allowing them to finally possess clear titles to their apartments,” an official added.
Focused Policy for Senior Citizens
The new policy specifically applies to the Senior Citizen Home Complex Welfare Society and does not extend to other housing projects. Ravi Kumar NG, the authority’s Chief Executive Officer, approved this measure on September 13, 2024, underscoring the importance of safeguarding the interests of these residents.
The Senior Citizen Home Complex consists of 845 flats, with registries for additional apartments to be executed based on a verified list submitted by the society’s authorized representatives. To facilitate this, the society must provide documentation affirming current occupancy and ownership transfer from original allottees.
Moving Forward with Ownership
To finalize the registry process, current occupants are required to submit affidavits and indemnity bonds, accepting responsibility for any potential ownership disputes with original allottees or their heirs. They must also pay applicable transfer fees and stamp duty at current rates. Notably, only those who purchased flats prior to the society’s completion deadline of March 4, 2024, will be eligible for this registry.
