New Guidelines from U.P. RERA to Ensure Transparency in Real Estate Advertising
Promoters Must Adhere to RERA Regulations for Customer Protection
In a move aimed at enhancing transparency and protecting homebuyers, the U.P. Real Estate Regulatory Authority (U.P. RERA) has mandated that all promoters strictly follow the provisions of the RERA Act 2016 in their advertising and promotional activities.
Key Requirements for Advertisements
Promoters are now required to prominently display the RERA registration number of their projects, a unique QR code, the RERA portal link, and the Project Collection Account details in all advertising materials, including print, digital, and broadcast media. The font size must be easily readable to ensure consumers can access critical information effortlessly.
Installation of Registration Certificates
To further bolster transparency, promoters must install A3-sized copies of their Form C/Registration Certificates at their offices, site offices, and construction sites. This initiative allows potential buyers to verify project legitimacy at a glance.
Registered Agents Only
Promoters are also instructed to engage only registered agents for their projects. Each agent’s registration number must be included in all promotional materials to prevent unregistered entities from misleading potential buyers.
Avoiding Unregistered Projects
A firm directive has been issued to prevent the promotion and sale of unregistered projects. This measure aims to shield homebuyers from potential fraud and ensures they are investing in compliant developments.
Empowering Homebuyers with Information
The primary goal of these regulations is to empower prospective buyers with essential project details, including land records, construction status, and occupancy certificates. By promoting verification through the RERA portal, homebuyers can make informed decisions based on verified information.
Strict Enforcement and Compliance
Sanjay Bhoosreddy, Chairman of U.P. RERA, emphasized the importance of these measures in maintaining the integrity of the real estate sector. The authority has issued over 380 show-cause notices for non-compliance, resulting in penalties exceeding ₹9 crore. This underscores the seriousness with which U.P. RERA is approaching violations.
